Position Summary: This position will initially have primary responsibility for the day-to-day operation of a 15,000 m2 Neighborhood Shopping Center in the Comunidad de Madrid, which has an opportunity to increase leasable space by over 60%. And could develop into a wider role encompassing several neighborhood retail centers.
Key responsibilities of the position include:
On-the-ground responsibility, as an extension of the investment manager, to enhance the value of the assets through: (1) implementing a strategic business plan to addresses the opportunities and needs of the center; and (2) maximizing NOI through a deliberate process of increasing all potential income sources, while controlling expenses.
Understand any significant issues affecting property performance, make recommendations, and implement programs to correct problems and enhance positive aspects of the property. Establishing and maintaining appropriate operating standards at a competitive cost, to create a best-in-class shopping experience for customers.
Develop and maintain a strong working relationship with all tenant store managers, being accessible and providing timely and effective service and response. Whilst also ensuring their compliance with property rules and guidelines.
Maintain safety, cleanliness and integrity of all buildings, systems and equipment for all property users. Coordinating and supervising site maintenance, engineering, security, and other suppliers performing work at the site.
Prepare job specifications and competitively bid all maintenance projects and service agreements to ensure high quality services at competitive prices. Ensuring timely and efficient completion of all safety and maintenance reports and inspections.
Coordinate property operating budgets with the asset manager, and monitor all expenses to ensure cost effectiveness and compliance with budget parameters.
Qualifications - Candidates should possess:
Bachelor’s (B.A./B.S.) or Masters’ degree in Engineering, Business Administration, or a related discipline from an accredited college, university.
Proven experience as a property manager within a shopping center or retail environment.
A strong team player with an entrepreneurial approach: self-motivated, self-directed, and with a high degree of personal integrity.
Strong focus on delivering results, providing exceptional tenant service and shareholder value.
